Initial Briefing

A free no obligation face to face meeting either at our office in Mayfair or a place of your convenience. This could be in your home, your place of work or close to your place of work; we are able to utilise a number of serviced offices for meetings throughout Central London in the West End, Soho, Holborn, The City and Canary Wharf. Once you are happy to go ahead another meeting takes place during which your Search Brief is put together.

The Search

We conduct a comprehensive and thorough search of the desired area(s) very much focusing on matching your requirements as closely as possible. We provide monthly written updates along with ongoing regular updates by phone, email and SMS text, as often as is required.

Shortlisting & Viewings

We draw up a shortlist of properties based upon your Search Brief. We undertake viewings of these shortlisted properties on your behalf and report back to you on their suitability. If required we can supply video footage of the options via email or mobile phone. Thereafter, we arrange viewings for you and accompany you on those viewings during which we are able to point out obvious structural defects that require further investigation by a suitably qualified Structural Engineer or Building Surveyor and the opportunities and down sides that each property presents.

Offer & Due Diligence

We will negotiate the best possible price on your behalf. Mint Leaf then oversees all stages of the transaction dealing with all parties involved in the house purchase process. This includes your chosen lender, solicitor, surveyor, valuer and estate agent/vendor. We will act as an intermediary and continuously push all parties involved to secure the desired timing for your exchange and completion and make sure things move as smoothly as possible. It is a well known fact that a large number of purchases fall through due to a lack of communication between the parties and we are here to make sure this does not happen.
