Our fees are payable as follows:
Retainer Fee
For property purchases, the retainer fee is
£850. For rental property searches, the retainer fee is
£750.
The retainer fee in both cases is non refundable but deductible from the success fee below on Completion or on signature of the Tenancy Agreement.
The retainer fee is payable on receipt of a signed copy of our Terms and Conditions of Engagement confirming we can proceed with your search.
Monthly Retainer Fee
(for property purchases only)
The monthly retainer fee is
£500 payable in arrears. The fee is invoiced to the client on the 1st day of the following calendar month.
Success Fee
The success fee is
payable on Completion, as follows:
Purchase price of £0-£4,000,000, the fee is
1.5% of the purchase price of the property. This is subject to
a minimum fee of £4,500, so for those looking for a property with
a purchase price of £300,000 or less, the fee is fixed at £4,500.
Purchase price of £4,000,001+ the fee is calculated by way of a sliding fee scale inversely related to the increase in the level of the purchase price of the property.
The contract has a 3 month timeline. We find three months is the typical timescale for securing a property. On expiry of 3 months, the client has the option of entering into a new contract with us and at this point the Search Brief is revisited and amended, if necessary.
For rental property searches, the fee is one month's rent, payable on signing the Tenancy Agreement.
Our fees are not subject to VAT.
The fees stated above relate to UK searches only.
In circumstances where we are able to secure a fee from the developer, vendor or vendor's agent, we offset this against your search fee, and in some cases this results in our service being free.
