Our fees are payable as follows:

Retainer Fee

For property purchases and rental property/short term holiday accommodation/corporate venue/wedding venue searches, the retainer fee is £850.

The retainer fee in all cases is non refundable but deductible from the success fee below on Completion or on signature of the relevant Contract.

The retainer fee is payable on receipt of a signed copy of our Terms and Conditions of Engagement confirming we can proceed with your search.

Monthly Retainer Fee

(for property purchases only)

The monthly retainer fee is £500 payable in arrears. The fee is invoiced to the client on the 1st day of the following calendar month.

Success Fee

The success fee is payable on Completion, as follows:

Our fee is 2.5% of the purchase price of the property. This is subject to a minimum fee of £4,500, so for those looking for a property with a purchase price of £180,000 or less, the fee is fixed at £4,500.

In circumstances where we are able to secure a fee from the developer, vendor or vendor's agent, we offset this against your search fee, and in some cases this results in our service being free.

The contract has a 3 month timeline. We find three months is the typical timescale for securing a property. On expiry of 3 months, the client has the option of entering into a new contract with us and at this point the Search Brief is revisited and amended, if necessary.

For rental property searches, the fee is one month's rent, payable on signing the Tenancy Agreement. For short term holiday accommodation/corporate venue/wedding venue searches, the fee is by agreement depending on the individual details of the Search Brief. Our fees are not subject to VAT.

Expenses

Please note that our fee includes the cost of flights, other transport costs, accommodation and normal out of pocket expenses for three visits to the search area in question within Europe. If additional visits are required or the search area is beyond Europe, Mint Leaf reserves the right to request additional funds to cover the cost of these (along with any extraordinary out of pocket expenses). Mint Leaf will at all times seek the most cost effective solution for all transport, accommodation and other expenses and expenses will only be incurred after full prior agreement of these by the client.
