Finding your Property
Once you have registered your details with us, we will keep you up to date with any properties becoming available that fit your criteria.
Viewings
We will arrange appointments that are convenient for you during weekdays, weekday evenings and on Saturdays.
Making your Offer
Once you have found your ideal property and made an offer to us, we will immediately submit it to the landlord. Any offer made is naturally subject to satisfactory references and other checks being received and a tenancy agreement being completed.
Acceptance of your Offer
Once your offer has been accepted we will ask you for references and prepare the tenancy agreement and any other documentation, between you and the landlord. At this point, in line with standard practice, you pay a holding deposit to secure the property and we take the property off the market and do not conduct any further viewings (provided the landlord is in agreement).
At Mint Leaf Property, we ask for
a holding deposit of 20% of the total monthly rent. This deposit is held in our client account and is set off against the first month's rent. We
do not treat the holding deposit as an extra charge.
Documentation
Once all the terms have been agreed by both parties and satisfactory references & checks have been received, all the relevant documentation is forwarded to you and the landlord for signature.
Rent and Deposit
Prior to the start of the tenancy, we provide you with a statement showing the initial monies due for the property. This will include the first rental payment, normally one calendar month in advance, depending upon the terms agreed. The deposit (usually six week's rent, less the amount of the holding deposit) and the rent in advance are collected at the same time.
Moving In
Once the tenancy agreement and any other documentation has been signed and cleared funds have been received in respect of the rent, deposit and any other charges, the tenancy can proceed, you are handed the keys, and you can move into your new home!
