Once instructed, we will:

Take photographs of your property and if required, instruct a professional photographer to take photographs (including specialist photography, such as aerial & elevated photography, enhancement, videos, virtual & photo tours and podcasts, if felt appropriate).
Arrange for professionally prepared floor plans to be produced using state of the art Disto laser meters to ensure accuracy, prepared in accordance with RICS guidelines.
Organise the preparation of a Home Information Pack (HIP), including an Energy Performance Certificate (EPC). At Mint Leaf Property, where possible, we 'bundle' the HIP, EPC, floor plans and photographs so they are all carried out during one visit. This not only achieves cost savings which we pass onto you, but this approach also minimises inconvenience for you, by avoiding the need to set up multiple appointments.
Prepare a detailed property description.
Offer our advice to help you maximise your chances of achieving a swift sale at the best possible price, together with coordinating any redecorating and minor remedial works etc on your behalf, should these be required.
If required, we can also organise for a professional Home Stager to visit your property.

Marketing & Advertising

Mint Leaf Property usually starts advertising your home within 24 hours of receiving a signed copy of our Terms & Conditions of Engagement. A For Sale board is installed outside your property shortly after this. We aim to generate interest straight away.

We list your property on the UK's major property portals, such as findaproperty.com, rightmove.co.uk, homesandproperty.co.uk, primelocation.com, globrix.com, mailonline.co.uk, and many more. This enables us to attract the maximum number of enquiries, ensuring not only that buyers are found quickly but that we also achieve the best possible price.

The way in which purchasers search for property has changed significantly over the last few years. Walking the high street and registering interest with local estate agents in person is now largely a thing of the past. Purchasers now have access to all the properties that are on the market through a small number of property portal websites, from the comfort of their office or home. As a result of this trend, we are able to make considerable cost savings and these savings are passed onto you by way of reduced fees.

Viewings

Mint Leaf Property arranges viewings of your home at times to suit you. We show the potential buyers around (unless you specifically request that you would prefer to do this yourself).

We accompany your potential buyers throughout the whole viewing and are there to impart our detailed knowledge of the property and to answer all questions. This may appear to be stating the obvious but we know from personal experience that unfortunately this does not always happen. In addition, all potential buyers are registered with us beforehand. This way, you know exactly who is visiting your home at all times.

Feedback & Offers

Mint Leaf Property provides feedback after each and every viewing and negotiates with buyers to make sure the best possible offer is reached. Remember, we act for YOU and only YOU. Our primary concern is to get the best possible price for your property, given the current market conditions and prevailing circumstances.

The Sale

Once an offer has been accepted, your solicitor progresses the sale with the buyer's solicitor and we oversee the whole process. We take a very proactive role here, to help make sure you meet your desired timing for exchange and completion.
