We Save Landlords Money

Keeping your rented property occupied at all times is crucial in maximising the return on your investment. At Mint Leaf Property that is our number one priority.

With our extensive knowledge of the lettings market, our dedication to customer service and our friendly, personal approach, we are ideally placed to make owning a rental property both stress free and profitable.

We are a small, independent company and we understand the need for a professional and efficient service, and that's why we find appropriate tenants quickly and ensure that you are kept well informed throughout the letting process.

With Mint Leaf Property there are NO hidden administration fees for tenancy agreement preparation or deposit registration, that some high street estate agents charge. Our letting fee covers all the administration involved in getting a tenant into your property.

We offer three services:

Letting Service

In relation to our Letting Only Service, we:
  • Maintain a database of fresh applicants who are looking for property in your area.
  • Produce a free rental valuation - we will visit your property and give you an honest appraisal based on the size, location and condition of the property, taking into account any time constraints and current market activity.
  • Organise pre-tenancy works - we ensure you have an Energy Performance Certificate (EPC) in place and that all other relevant gas, electrical and fire safety regulations are being complied with, as well as organise professional cleaning, minor maintenance and an inventory (at a small additional charge).
  • Organise and coordinate refurbishment works and the sourcing of any furnishings that may be required, for a nominal fee.
  • Market your property - we list your property on the major property portals, such as findaproperty.com, rightmove.co.uk, prime location.com, globrix.com, and many more.
  • Install a To Let board outside your property - usually within 48 hours or less of instructing us, at no extra cost to you.
  • Take our own photographs and organise the preparation of floor plans & professional photography, if appropriate.
  • Conduct viewings - we do viewings at times that are convenient for the existing tenants or landlord and give detailed feedback wherever possible. A holding deposit is collected on your behalf, once an offer has been agreed.
  • Vet prospective applicants - we carry out applicant screening involving stringent checks using a leading independent tenant assessment agency to minimise the chance of any fraudulent activity, identity theft, and need for legal action further down the line. This includes securing credit checks via a leading credit reference agency, bank, employment, and previous Landlord references and criminal checks. In addition we obtain a copy of every applicant's passport and proof of address. This is at no additional cost to you.
  • Draw up the legal documentation - our standard tenancy agreement is an Assured Shorthold Tenancy Agreement except where company lettings are concerned, or where the rent exceeds £25,000 per annum. In these cases, a standard contract agreement is used. We do not charge for preparing the agreement for you, or for dealing with guarantor application forms and guarantor agreements, if applicable.
  • Collect the deposit - a six week deposit is collected prior to the tenant moving into the property. The deposit is immediately forwarded to you to transfer to your chosen Tenancy Deposit Scheme, for the duration of the tenancy.
  • Collect the first month's rent - we collect the first month's rent on your behalf, hold the funds in our client account and forward the net rent to you as soon as the tenancy commences, accompanied by a Statement of Account.
  • Highly recommend that landlords also take advantage of our Full Management Service, that way you will have the peace of mind that your property and tenants will be well looked after.

Marketing & Advertising

Clearly, effective marketing and advertising is key to securing your tenant.

Within 24 hours or less of instructing us, your property will be on the UK's major property portals such as findaproperty.com, rightmove.co.uk, primelocation.com, propertyfinder.com, homesandproperty.co.uk, mailonline.co.uk, globrix.com, and many more.

Advertising here allows us to attract the maximum number of enquiries, ensuring not only that tenants are found quickly but that we also achieve the best possible rent.

The way in which tenants search for property has changed significantly over the last few years. Walking the high street and registering interest in person is now largely a thing of the past.

Tenants now have access to all the properties that are on the market through a small number of property portal websites which can be accessed from the comfort of their office or home. As a result of this trend, we are able to make considerable cost savings and we pass these savings onto you by way of reduced fees.

Full Management Service

At Mint Leaf Property we believe that effective property management is one of the most important parts of the rental service.

Our highly professional management service enables you to reap the benefits of owning an investment property without the hassle of looking after it. We ensure that the tenants are cared for, maintenance problems at the property are resolved quickly and cost effectively, and the landlord is kept well informed at all times.

Our Full Management Service includes:

  • Collecting the Deposit - a six week deposit is collected prior to the tenant moving into the property. The deposit is transferred into the Deposit Protection Service for the duration of the tenancy, in line with legal requirements.
  • Collecting the Rent - we collect the monthly rent on your behalf, hold the funds in our client account and forward the net rent to you, accompanied by a Statement of Account. We can forward extra copy statements to you or your advisers for free.
  • Organising all Annual Checks on your behalf - to ensure your compliance with all the relevant laws and regulations, including Landlord's Gas Safety Certificate, Electrical Safety Certificate, PAT tests & electrical appliance testing etc. There is currently no statutory requirement to have annual safety checks carried out on electrical equipment, as there is with gas, but it advisable to do so, as landlords can still be liable if things go wrong.
  • Managing all Aspects of the Tenancy - at the start, end, and at all times in between.
  • Use of Leading Property Management Software - we utilise software which ensures you are complying with all the relevant legislation at all times. Our system also automatically prompts us of all the necessary dates concerning rent collection, end of tenancy, property visits & periodic reporting etc.
  • Secure Key Holding - all keys are stored in a secure key cabinet facility and are number coded so they are not directly traceable to your property.
  • Tenancy Check Ups - we inspect all the properties under our management every 4 months, for no extra fee and provide you with a detailed report on any matters of concern.
  • Call-out Repairs Service - we organise equipment repair and servicing using qualified, reputable and reliable tradesman - we are focused on keeping the maintenance costs down for our client landlords.
  • Maintenance and Refurbishments - as well as reactive repair work we can also coordinate redecoration and general building work, including new bathrooms, kitchens and full refurbishments, for a modest additional fee.
  • Property Furnishing - we have access to competitively price furniture packages and can organise the furnishing of your whole property ready for renting or we can simply arrange for new items of furniture as and when they are required, at no extra cost.
  • Bespoke Services - we offer a one stop shop for landlords. Whether it's organising a removal, a remortgage or arranging buildings and contents insurance, if you have a property requirement, then we can help. We can also put you in touch with excellent independent mortgage advisers and independent financial advisers/wealth managers, should you need one.
  • A Single Point of Contact - both you and the tenants have the peace of mind that all your queries will be answered by an experienced and friendly team, who have knowledge of your specific property.
As well as the Full Management Service, we can also find you reliable, professional tenants through our Lettings Service. We take care of the whole process, from finding the tenants quickly to negotiating a market leading rent and putting the Tenancy Agreement in place.

Flexi-Management Service

As well as a full property management service, we also offer a bespoke service for landlords: 'Flexi-Management'. We understand that many landlords want to manage their properties themselves but they can't be everywhere all of the time and sometimes just want to take a well deserved break.

Also, many landlords live abroad and are unable to attend to issues concerning their properties, but don't necessarily want to sign up to a full management service all the time.

Property Maintenance

Managing the day to day problems that arise from being a landlord can be very time consuming and stressful, especially for landlords with busy working and social lives.

We adopt a proactive approach to maintenance issues and aim to keep our landlords' maintenance costs as low as possible. With any given maintenance issue, we obtain a range of quotations for carrying out the repair works, and call on the services of a wide range of qualified, tried and tested contractors who we know can be relied upon to do a great job.

Looking after the Tenant

Many managing agents forget to do this. We believe that looking after the tenant is fundamental. Happy tenants pay their rent on time and look after the property they live in, and that's why we respond immediately to any problems that occur at your property.

As well as our fast response to problems, we also keep in constant communication with the tenants throughout the tenancy, keeping them fully informed of any remedial works at the property and minimise the disruption wherever possible.

The key to any successful rental investment is to maximise rental income and minimise void periods. We believe keeping the tenants contented plays a major part in this. It not only increases the chances of tenants renewing their agreements, but also makes them more receptive to rent reviews.
